Planning for its future The City created a 1,340-acre Community Redevelopment Area centered along Park Boulevard, where major investments have been made in infrastructure and streetscape projects. The CRA offers high visibility for business and easy accessibility for residents. The CRA & Benefits include the ability to develop mixed uses, provisions for density bonuses and affordable housing, availability of grants, and no Transportation Impact Fees in most areas. 

Recently, the city received approval for a new transportation concurrency exception area, which includes the CRA and about 400 acres within the city’s Gateway Centre.  This amendment to the city’s comprehensive plan allows businesses to build within these areas without having to pay for otherwise-required expansion or improvements to roadways.  This provides developers and business a major incentive to locate in these areas.

Recent public investments include the new “green” parking lot for its Performing Arts Center, a new kayak launch and walkway, and a major renovation to the Boys and Girls Club.   A cooperative revitalization project between United Cottages Corporation and the City will improve a subdivision of cottages within the City’s Redevelopment District by providing new underground utilities, drainage, and street upgrade to include curb and gutters, and decorative lights.
